1. Acceptance of Terms

By using ZoningScan ("the Service"), you agree to these terms. If you don't agree, please don't use the service.

2. What ZoningScan Does

ZoningScan aggregates publicly available data from 14 federal databases (including EPA, FEMA, USGS, USFWS, NRCS, Census Bureau, NPS, and HIFLD) into a single environmental and zoning report for US addresses. The service is free for individual lookups.

3. No Professional Advice

ZoningScan is an informational tool, not a substitute for professional analysis. Reports are not a Phase I Environmental Site Assessment (ESA) and should not be treated as one. The data comes from public federal APIs and may be incomplete, outdated, or inaccurate for your specific parcel.

Always consult qualified professionals (environmental consultants, attorneys, surveyors) before making real estate decisions based on environmental or zoning data.

4. Data Accuracy

We pull data from federal sources in real time. We do not guarantee the accuracy, completeness, or timeliness of any data displayed. Federal databases may contain errors, lag behind actual conditions, or have coverage gaps. ZoningScan is provided "as is" without warranty of any kind.

5. Acceptable Use

You agree not to:

  • Overwhelm the service with automated requests beyond reasonable use (use the API with a key for programmatic access)
  • Scrape or bulk-download data without using the provided API
  • Misrepresent ZoningScan reports as official government documents or professional assessments
  • Use the service for any unlawful purpose

6. API Usage

API access requires an API key. API keys are subject to rate limits. We reserve the right to revoke API keys that violate these terms or create excessive load. Commercial use of the API may require a paid plan in the future — existing free API users will be given advance notice of any changes.

7. Limitation of Liability

ZoningScan and its operators are not liable for any damages arising from your use of the service, including but not limited to decisions made based on data displayed in reports. Use the service at your own risk.

8. Changes to Terms

We may update these terms from time to time. Continued use of the service after changes constitutes acceptance of the new terms.
